Loan & Mortgage Facts

Equal payment vs equal principal

Equal payment (amortizing) keeps the monthly total constant: early payments are mostly interest, and principal picks up later. Equal principal repays a fixed slice of principal every month, so the balance and interest fall faster and total interest is lower, but early payments are higher. On $300,000 at 6.5% for 30 years, total interest is about $382,600 versus about $293,300 respectively.

Interest rates and APR

The annual interest rate is the yearly cost of borrowing before fees. To build a payment schedule the tool converts it to a monthly rate by dividing by 12. APR (annual percentage rate) adds lender fees into an effective yearly rate and is the figure regulators use when comparing loans. The rate quoted by your lender is the number to enter here; actual terms always come from your loan contract.

How the loan term changes total interest

Longer terms lower monthly payments but multiply the number of payments, increasing total interest. On $300,000 at 6.5%, the 15-year payment is about $2,613 with roughly $170,400 total interest, while the 30-year payment is about $1,896 with about $382,600 total interest - a difference of more than $200,000 in interest for the same loan.

Key loan terms explained

Principal: the amount borrowed. Monthly payment: what you pay each month, including principal and interest. Interest: the cost of borrowing. Remaining balance: the unpaid principal after a given month or year. Interest share: total interest as a percentage of total repayment. Understanding these makes it easier to compare offers and to interpret an amortization schedule.

Loan Calculator FAQ

Q: How is my monthly loan payment calculated?
A: Equal payment uses M = P×r×(1+r)ⁿ ÷ [(1+r)ⁿ−1]; equal principal repays fixed principal plus declining interest. $300,000 at 6.5% for 30 years is about $1,896.20 per month under equal payment.
Q: Which is better: equal payment or equal principal?
A: Equal principal saves interest but starts higher; equal payment stays level but costs more interest overall. On $300,000 at 6.5% for 30 years the totals are about $382,600 vs $293,300 in interest. Choose based on your cash flow.
Q: How does the interest rate affect my monthly payment?
A: Higher rates mean larger monthly payments and more total interest. On $300,000 over 30 years, 5.5% costs about $1,703 a month while 6.5% costs about $1,896. Compare rates before committing.
Q: Does a longer loan term mean more total interest?
A: Yes. Longer terms lower payments but raise total interest. $300,000 at 6.5% costs about $170,400 interest over 15 years versus about $382,600 over 30 years.
Q: Should I pay off my mortgage early?
A: Compare your loan rate with what your money could earn. Paying extra shortens the term and saves interest, but check prepayment penalties and remember that savings shrink in later years.
Q: Is my calculation data uploaded to a server?
A: No. Everything runs locally in your browser. No uploads, no sign-up, and nothing is stored after you leave.
